Orchard Manor offers exceptionally high quality guest accommodation with a personal touch in an informal and relaxing environment. It is located in Cornwall at the gateway of the Roseland Peninsula, five miles from Truro and eight miles from St Austell, pretty well at the centre of Cornwall; 20 minutes drive to either coast, St Mawes and Newquay, Padstow is 30 minutes drive, Mevagissey, approximately, 10 minutes. My favourite spot - I like to sit there with a bag of chips on the quay and watch the Harbour Lights flickering in the water in this beautiful little fishing village.
Plymouth is one hours drive; Lands End is also approximately one-hour drive.

As we say in Cornwall the kettle is always on , so if you fancy cup of tea or a cup coffee, or milk or fresh orange juice for your children, these are supplied free of charge, if you are really lucky you may find a chocolate bar in the fridge with complements of course.

For long-term travellers, a laundry service is available for a small fee.

TULIP ROOM – Room 5

This room has a king size double bed, Egyptian cotton sheets and a marble en suite bathroom with Power Shower Cabinet and Steamroom, bidet, marble-floor, pine furniture etc., very large window with beautiful views over open countryside, external door with access to the balcony.

The Daffodil, Suite , Rooms 3 and 4, The Family Suite.

The family suite is two separate rooms. Sleeps 4 persons, One has a double bed, Egyptian cotton sheets with hand basin. The children’s room has twin beds, Egyptian cotton sheets with hand basin. The bathroom has a large bath, power shower and marble floors etc. There is an external door with access to the balcony.
Coffee and tea making facilities are provided in both rooms also 19' widescreen LCD televisions with DVD Player & Freeview. Telephones with a free wireless internet access,for laptops.


The family suite has views over the front garden; there is access at the end of the landing to the balcony.

This is one cornish sunset viewed from the balcony; the nice thing about sunsets- they’re all different. I can watch them every night, wonderful sights, you know what they say- the best things in life are free! Just open your eyes.


The kitchen is a very large with a 4 oven Aga and beautiful views over open countryside, all the food is cooked in the Aga ovens, either roasted or steamed, to ensure very healthy eating. To get your day off to a good start we offer a traditional sumptuous english breakfast made from wholesome, Fresh locally-grown produce. Breakfast is served on a large table, house party style. Special diets can be catered for with prior notice.

Dining room

The dining room is in the front of the house and overlooks the front garden. This room has an open fire and hardwood floor and it is elegantly furnished with a couple of rocking chairs so you can sit back and relax and maybe listen to some music.

The sitting room

This is a large room with views over the front garden and has hardwood floors with a large rug, green leather sofas and lovely open fire. Just sit here and watch the flicker of the flames, or read the daily paper- a nice room just to relax.

Probus is a peaceful village, central for touring Cornwall and is the perfect place to spend two days or two weeks any time of the year, with an ever increasing range of top-quality restaurants and cafes. You can visit Trewithen Gardens covering some 30 acres renowned for its magnificent collection of camellias, rhododendrons, magnolias and many rare trees and shrubs which are seldom found elsewhere in Britain; just a ten minute walk, from Orchard Manor.

Getting around Cornwall by Public Transport

Improved air links to the West Country And continuing our theme of making your holiday easier, how about flying to the West Country this year and missing all the traffic? Newquay Airport is now fully operational again and both Air Southwest and Flybe are offering frequent daily services from Gatwick and other regional airports. I thought I would enter a few dive organisations, & information site, as I'm a rescue diver myself. Cornwall is a beautiful place to dive, if you have a dry suit; it’s a bit cold for me nowadays, I would rather be in Andaman Sea off Thailand where the temperature of the water is 29 degrees at 30 metres deep, thats what I call heaven.

All rooms have en suites except the family rooms 3 & 4,The Daffodil Suite, which have a family bathroom and All rooms have colour 19' flat screen TV, with Free view, DVD/CD, Player tea and coffee making facilities and telephones with free wireless internet access.

Two rooms have patio doors leading directly on to the balcony.

All rooms have access to the balcony, with fantastic views over open countryside.

Daily bed and breakfast per person per night.

Family suite , two separate rooms, £178 per night, £44.50 each, Sleeps 4 persons, Utilses two separate rooms, a double bed in one room and two single beds in the other & a family bath room.

Single occupancy-bed and breakfast, in a double room, sorry, we do not have any single rooms, but rooms are discounted to, £95.00 p/night .

Children reductions apply only when sharing room with two full paying adults.

I hate to charge people for cancellations, but you must remember if you book a room or suite, we have a live booking service which we closed rooms or suites down, we are turning other people away who would like to stay here, we still have to pay for all of our overheads, if you need to cancel, please let me know as soon as possible so we can reopen the rooms or suites, please insure against cancellations, thank you.

There is free parking in the driveway; Also there is a free village carpark for larger vehicles just a two minute Walk from Orchard Manor.

We have no undercover parking for Cyclists and Motorcyclists, but you are all very Welcome

At five days' notice we booked in to Nigel Orchard's gallery apartment for five days, and were overwhelmed by the welcome and attention given to us, and the modern, state-of-the art, apartment which we enjoyed. Probus is easy to find between St Austell & Truro, and is convenient for all of Cornwall's attractions. The country views from the apartment were pleasant, and the walks around Probus easy to find. The local Inn, Indian Restaurant and Fish & Chip shop catered for us superbly for four of our evening meals. Our only criticism was that the internet router had a weak variable signal, which didn't prevent contact with the outside world for long. Orchard Manor was a lovely surprise for me. It has the most wonderful rural views and is so quiet and peaceful. This I have to say was a real selling point for me as I am on the road selling as a rep and to get out of the hustle and bustle of traffic towns and cities, was a real treat. The service was outstanding, the rooms clean, bathrooms very modern and the breakfast was brilliant. Fabulous chef!
